Where to rent an office in Buenos Aires: zones
Two offices the same size, the same price per square metre, two areas that sound alike in the listing. The difference between them shows up in the daily commute of your team, in the clients who walk into reception, and in the options you have left when the lease ends. The Buenos Aires office market is analysed in submarkets, and each consultancy publishes its own map: the same buildings change name depending on who names them. It pays to have your own map before you visit anything.
How the office market is divided
The metro area office market is not measured by neighbourhood. Consultancies cut it into submarkets. The Cushman & Wakefield office MarketBeat for the second quarter of 2025 works with twelve class A office submarkets grouped in two blocks: its CBD, made up of Catalinas - Plaza Roma, Puerto Madero, Retiro - Plaza San Martín, Microcentro, 9 de Julio and Centro Sur; and its NON CBD, made up of Distrito Tecnológico, Palermo, Libertador CABA, Libertador GBA, Zona Dot and Corredor Panamericana.
Distrito Tecnológico is the technology district in Parque Patricios, extending towards Nueva Pompeya south of the central area. It is not Zona Dot: the Cushman & Wakefield table treats them as separate submarkets. The report divides its 2025 class A office sample; it does not give an official name to every address or describe demand today.

Which area fits your company
No market report tells a company where to set up. To build a viewing list, separate two requirements that often get mixed together: where the office needs to be and what building the company needs. A floor that fits the space programme but forces the team to change transport modes may not solve your search.
- A headquarters with clients walking into reception: compare Catalinas, Retiro and Puerto Madero against client addresses and building access. Confirm unified floor space and reception in each unit instead of inferring them from the area name.
- Large floorplates at competitive prices: Libertador GBA and Corredor Panamericana. Cushman & Wakefield describes demand spilling over towards submarkets with similar features and competitive prices, and Corredor Panamericana closed the second quarter of 2025 with its highest net demand since the series began.
- Teams looking for new buildings: verify delivery year, installations and floorplates in the actual listings in Palermo and the north of the City. The submarket name does not guarantee a new building or an available floor.
- Teams commuting by subway: Microcentro, 9 de Julio and Centro Sur. Lines A, B and D end on that edge and line C links Constitución with Retiro, so the crossing point of the network sits in the traditional centre.

Microcentro, 9 de Julio and Centro Sur
The traditional centre holds three of the six submarkets in the Cushman & Wakefield CBD: Microcentro, the historic centre around Plaza de Mayo; 9 de Julio, the corridor of the best known avenue in the City; and Centro Sur, the southern edge of the central area.
The advantage of this area is the transport network: according to the official subway page, the lines end in the central area or along its edge, and the map reads quickly: line A ends at Plaza de Mayo, line B at Leandro N. Alem and line D at Catedral, in other words the very edge of Microcentro and of the 9 de Julio corridor. Line C links Constitución with Retiro, and line E runs from Retiro to Plaza de los Virreyes.
For a team that travels by subway, the centre is where lines A, B and D end and line C arrives. Check the trade-off building by building: can the available floor bring the team together, can the lifts handle arrival time, and does the immediate area work at departure time too?
Catalinas, Retiro and Puerto Madero
Cushman & Wakefield splits this area into two submarkets, Catalinas - Plaza Roma and Retiro - Plaza San Martín, and keeps Puerto Madero as a third.
Catalinas is the office district next to the Retiro terminal, with large-scale buildings. Before viewing a floor, locate its entrance and measure the walk from the terminal: the same submarket does not mean the same walking distance. Puerto Madero occupies the docks by the river, with office buildings along the quays and its own street rhythm. Retiro - Plaza San Martín, in the Cushman & Wakefield report, covers the surroundings of the rail terminal and the square.
Connections are the strong point of Catalinas and Retiro. According to the subway service page, line E runs from Retiro to Plaza de los Virreyes, and reaches the same terminal as line C and the Mitre railway. Retiro is also a rail terminus: the official timetables of the Retiro - Tigre service on the Mitre line and of the Retiro - Pilar / Dr. Cabred service on the San Martín line both start at that terminal.
Palermo and the north of the City
Cushman & Wakefield separates three NON CBD submarkets in the north of the City: Palermo, Libertador CABA and Zona Dot. They sit within CABA, unlike Libertador GBA. That distinction matters for choosing an address and identifying the jurisdiction of the lease and unit procedures.
In Palermo, compare listed units by floorplate and building services, not just map proximity. A listing with a small available area does not meet the same programme as a full floor. If you need to grow during the lease, ask what further space in the building could be rented and on what terms.
Access combines subway, train and Metrobus. The Metrobus Norte corridor runs along Cabildo and Maipú avenues: 2.7 km on Cabildo from Congreso de Tucumán to Avenida General Paz, and 2.2 km on Maipú from General Paz to Malaver street in Vicente López. The official page of the corridor lists its connections: subway line D, Mitre station on the Mitre railway, and Maipú station on the Tren de la Costa. The trains cover the rest: the official Retiro - Tigre timetable on the Mitre line lists stops at Belgrano C and Núñez, and the San Martín line has a station in Palermo.
Vicente López, San Isidro and the Panamericana
Outside the City, the office market is organised in two corridors. Cushman & Wakefield calls them Libertador GBA and Corredor Panamericana. The Libertador corridor takes its name from the coastal avenue that continues north, and the Panamericana one from the highway that leaves Avenida General Paz.
Do not confuse these outside-City submarkets with the broad Corredor Libertador label used by Cushman & Wakefield for Centro Empresarial Núñez and Centro Empresarial Libertador deals. Together they accounted for over 33,000 m² absorbed, 54 % of positive absorption in Q2 2025; the report places the Centro Empresarial Núñez delivery in Libertador CABA. Those figures do not show that the deals were exclusively in GBA: check the address and distinguish City from province.
The same consultancy describes a market movement: with large quality floorplates limited in certain submarkets, demand is rebuilding in others with similar features and competitive prices. It adds that the shortage of large unified floorplates in high demand areas can intensify a spillover effect towards adjacent submarkets.
By car, the national roads authority describes Acceso Norte as a 120 km route made up of Avenida General Paz, the Panamericana highway (National Route 9) and the branches to Tigre and to Pilar (National Route 8). By train, the Mitre line runs along the northern coast to Tigre and the San Martín line reaches Pilar, according to the official timetables of both services.

No area is best in the abstract. The rule in one line: for large floorplates and clients walking into reception, Catalinas, Retiro or Puerto Madero; for large floorplates at competitive prices, Libertador GBA or the Panamericana corridor; for new buildings, verify delivery and installations in each listing, including Palermo and the north of the City; and if the team commutes by subway, Microcentro, 9 de Julio or Centro Sur.
Microcentro or Puerto Madero?
They are two separate submarkets in the same block of the Cushman & Wakefield report. Microcentro is the historic centre, with the termini of subway lines A, B and D on its edge. Puerto Madero occupies the docks by the river. Compare the walk to each entrance and the available floors before choosing: CBD membership does not make the two places equivalent.
Is it worth looking at offices outside the City of Buenos Aires?
The Libertador GBA and Corredor Panamericana corridors exist as submarkets of their own in the reports, but the 2025 Centro Empresarial Núñez and Centro Empresarial Libertador deals do not establish an exclusively outside-City location: the report places the first development's delivery in Libertador CABA. Cushman & Wakefield describes a spillover effect from areas with few large floorplates towards adjacent submarkets. Access works through the Panamericana highway and its branches, the Mitre line along the coast, and the San Martín line towards Pilar.
