What the calculation assumes
These are planning rules of thumb, not a legal or architectural standard. A real project depends on the building and on how your team works.
- Seats at once: everyone in the office is 100% of the team; hybrid with 3 days is 70%; hybrid with 2 days is 50%; remote first is 30%. It is the share of days in the office plus 10 points, because peak days cluster.
- A workstation takes 6–8 m² (compact), 9–10 m² (standard) or 12–14 m² (generous), with its share of circulation.
- A private office is 12 m² for one person and uses one of the seats. A meeting room is 15 m² for up to 8 people. Reception is 20 m².
- Storage and archive: 0.3, 0.6 or 1 m² per person on the whole team, with a minimum of 4 m².
- Shared amenities (cafeteria, lounge, phone booths) are a share of the whole office, up to 30%.
- The result leaves out restrooms and the building’s common circulation. Listings can measure area differently, so read the range, not one exact number.
Questions
How many m² per person does an office need?
A standard workstation takes 9 to 10 m² with its share of circulation. Meeting rooms, reception and shared areas come on top, so the total per person depends on how many people share seats. The calculator shows it.
What changes with hybrid work?
You need fewer seats than people. With 3 days in the office we count 70% of the team seated at once; with 2 days, 50%.
What differs between the three scenarios?
The team and the spaces stay the same. Only the m² per workstation changes: compact, standard or generous.
How do I find offices of that size?
